Record Share Gains in Tough Market

Rocket Companies delivered its strongest quarterly performance in four years during what CEO Varun Krishna described as "one of the toughest spring housing markets in years," posting adjusted revenue of $2.8 billion and expanding adjusted EBITDA margins to 28% from 26% in the prior quarter (earnings call, 2026-08-06).

The Detroit-based mortgage lender reached record market share of 6.2% in purchase mortgages, up from 5.5% in Q4 2025, while refinance share climbed to 14.3% from 12.2% over the same period. Adjusted diluted earnings per share increased to $0.16 as the company generated $47 billion in total net rate lock volume and $49 billion in closed loan volume.

"The industry expected a normal spring home buying season. Instead, affordability deteriorated as mortgage rates moved higher through May and June," Krishna said on the call. "Against that backdrop, Rocket delivered one of its strongest quarters in recent memory."

Platform Diversification Pays Off

The company attributed its performance to a fundamentally transformed business model, with more than 70% of revenue now coming from recurring or less rate-sensitive businesses. Rocket has positioned itself as the largest player in both mortgage servicing and origination, creating what management described as a reinforcing ecosystem.

The integration of Redfin, acquired earlier, showed measurable progress. Mortgage leads from Redfin more than doubled year-over-year in June, while the mortgage attach rate with Redfin agents reached 47%, approaching the company's 50% synergy target. Redfin now offers approximately 25,000 exclusive listings through its Compass partnership, with the platform reaching roughly 50 million monthly active users.

"Redfin brings clients into the Rocket ecosystem earlier," Krishna explained. "Historically, Rocket entered the relationship when a client decided to finance a home. Today, we're increasingly entering months earlier while they're still searching."

AI-Driven Productivity Gains

Artificial intelligence deployment across the platform generated significant operational improvements. Loan officers are now serving nearly 40% more clients compared to a year ago while delivering double-digit improvements in conversion rates. In servicing, voice AI has handled more than 1 million inbound calls, with over half resolved without requiring a servicing specialist.

The company completed migration of its servicing clients onto a single platform during the quarter, described by Krishna as "one of the largest servicing migrations in our industry's history." This consolidation creates a unified foundation for deploying AI and identifying cross-selling opportunities across Rocket's 9.5 million servicing relationships.

Adjacent Business Growth

Rocket's home equity lending business, launched just four years ago, has become the nation's largest, helping more than 250,000 homeowners access over $24 billion in equity. Personal loan volume through Rocket Loans nearly doubled year-over-year in the first half of 2026, with more than half originating from existing servicing clients.

Gain on sale margin, excluding correspondent lending, came in at 311 basis points, compared to 322 basis points in the first quarter. President and CFO Brian Brown noted the company is now the nation's largest mortgage servicer and largest mortgage lender simultaneously, a combination "very few companies have."
